Mortenson developed and constructed a 234,000-square-foot, eight-story, 200-unit apartment building with two levels of parking at 2506 West Colfax Avenue. The project is located in an Opportunity Zone (OZ) adjacent to the South Platte River and bike trails, and is in walking distance to Empower Field at Mile High. Mortenson partnered with Pinnacle Partners, a leader in Opportunity Zone (OZ) real estate investing, as its investment and developing partner.
Amenities include a rooftop deck facing the stadium, outdoor flex space facing the river, fitness center, business center with conference rooms and individual work stations, and eight shared electrical vehicles dedicated to the community, aimed at reducing traffic and parking congestion.
Mortenson took an innovative approach to construction by using to prefabricate walls and exterior panels off site in a controlled setting. They were trucked in and flown into place with cranes, and included rough-in of plumbing, HVAC and electrical. This method allowed for better quality and less waste.Ìý
To reduce supply chain risks, Mortenson usedÌý to directly procure items like windows, balconies, stairs, and railings. This provided better certainty of delivery and lowered the cost.
